CK Contracts was appointed by North Ayrshire Council, through a framework agreement, to deliver a range of planned and reactive maintenance works to residential properties throughout North Ayrshire.
Scope of Works
The scope of works for this framework includes:

- Plastering
- Joinery
- Roofing
- Timber & Dampness
- Fencing
The Key Performance Indicators for this framework are:
- Quality of Service/Workmanship
- Completion of projects/works within timescale
- Quantity/Quality of management/operational/site staff
- Response to service problems
- Likelihood of use on future projects
Challenges & Solutions
- Challenge: CK are required to ensure a quick response to urgent maintenance requests to minimise disruption for residents, particularly during peak demand periods such as extreme weather events.
- Solution: Each reported fault is categorised and prioritised including immediate response targets. CK Contracts have a multi-skilled workforce and, depending on the nature of the issue, personnel can be dispatched immediately or scheduled for future dates to suit our client.
- Impact: All target dates were met and all repairs carried out to the customer’s satisfaction.
Results & Outcome
At our 2025 Supplier Review, our client confirmed that 100% of Priority Targets had been met in line with their Key Performance Indicators and that our quality of owkrs was exceeding expectations
Conclusion & Client Feedback
The reactive maintenance works carried out for the local authority were successful in meeting the objectives of maintaining public satisfaction. By adopting a systematic approach that incorporated prioritised resource allocation and despite challenges such as high demand during certain periods, our service remained responsive and adaptable, ensuring that community needs were met.
